TERMINATION OF TENANCY AGREEMENT


The termination of the tenancy agreement has to be always made in writing, either by visiting the MOAS office personally, or via the Internet. In all cases, the tenant has to prove his or her identity in accordance with the regulations of MOAS. When terminating the tenancy agreement, the tenant gives MOAS permission to carry out an inspection of the apartment.

The form for terminating the tenancy agreement must contain all necessary information on the tenant, the apartment, and the tenancy. You can get these forms from MOAS office.

Make sure that you have paid the last month's rent on time before you move out.

Inform the post office immediately of a change of address. Do not forget to notify other people and institutions.

CLEANING THE APARTMENT BEFORE MOVING OUT

Before you move out from your apartment, you have to empty it form all of your stuff and to clean it so that it will satisfy the new tenant as the law requires. This also shows consideration and courtesy towards the new tenant. Do not forget to clean up the shared areas in the apartment. You should take special care in cleaning up the kitchen, the toilet, and the bathroom. Even if your apartment was untidy when you moved in, it does not mean that you can leave it in a similar condition when you move out.

Do not forget to empty and tidy up your storerooms. It is regrettable that tenants leave their belongings in the storerooms, where they may end up gathering dust even for years before MOAS can take them to the junkyard. If any stuff is left  in the storeroom, the costs of taking them out will be invoices from the tenant.

If you neglect to clean the apartment when you move out, MOAS is entitled to have the apartment cleaned at your expense. In practice the corresponding amount will be taken from your security deposit.

HANDING IN THE KEYS

The moving day is the day when the tenancy agreement expires. All keys to the apartment must be returned to the area janitor or to MOAS office. Do not send the keys by post. If you are unable to return the keys to the janitor or MOAS office during office hours, you may leave them in an envelope in inside your apartment (remember to inform MOAS office in advance if you leave keys inside). Enclose a note with your name, the address of the apartment, date, and your signature. Remember that the guarantee fee can be paid back to you only after you have moved out of the apartment and handed in the keys as required.

INSPECTION OF THE APARTMENT

The maintenance will inspect your apartment immediately after you have moved out and returned all your keys. You are obliged to pay for any expenses caused by replacing missing or broken fixtures and fittings, cleaning an untidy apartment, etc. Natural wear and tear is obviously allowed and taken into account during the inspection. Your security deposit is used to cover any expenses, and if it is not enough, you will be sent a bill. During the inspection the general tidiness and the condition of the following items will be checked: fittings, electrical fittings in the kitchen, lights, shower curtain, sockets, switches, etc.

RETURNING THE SECURITY DEPOSIT

The security deposit will be returned to you on condition that you have fulfilled all your obligations towards MOAS. When everything is in order, the security deposit will be paid to your bank account within a month from the termination of the tenancy agreement. If you have any unfulfilled obligations, for example, you have not returned the key or cleaned the apartment, then a corresponding amount will be taken from the security deposit to cover any costs. If the deposit is not enough to cover all the expenses, the rest will be collected by the usual routes, with interest and collecting charges added. The security deposit cannot be used to pay the last month's rent.
