TENANCY AGREEMENT

All our tenancy agreements always start either on the 1st or the 16th of each month and likewise end on the 15th or the last day. The shortest time to rent an apartment is one month (either from the 1st until the last day of same month or from the 16th until the 15th of next month).

SECURITY DEPOSIT

You can confirm that you will rent the offered apartment only by paying the security deposit by the date due.
Deposit for a shared apartment is EUR 200,00 and for single or family apartment EUR 300,00. If the security deposit is not paid your reservation is cancelled. Keep the receipt and take it with you when you come to sign your rent contract.

The rental contract can't be signed if you haven't paid the security deposit. The deposit will be refunded to your bank account within one month after your contract expires. To have your deposit back you have to return the keys and clean your apartment. Also you shouldn't have any obligations (rent or other payments) left.

IF YOU DON'T TAKE THE OFFERED APARTMENT, PLEASE INFORM MOAS OFFICE IMMEDIATELY SO WE CAN OFFER IT TO SOMEONE ELSE.

OBTAINING A KEY AND SERVICE FEE

After you have signed your tenancy agreement in MOAS office you will get a key to your apartment from MOAS office against a receipt. You can get the key earliest on the day your agreement begins.

New tenants who need to receive keys outside the office hours will be required to pay a fee with cash to the janitor.

MAINTENANCE

The area janitor can be reached by phone Monday through Thursday from 07.00am to 04.00pm and on Friday from 07.00am to 01.30pm.

Fees for door openings are as follows:
* from 07.00am to 04.00pm (i.e. during working hours on normal working days) 10,00 €
* from 04.00pm to 07.00am (i.e. outside working hours regardless on the day) 20,00 €

THE PRINCIPLES OF NOTICES OF DEFECTS

Each tenant has the responsibility to report any defects or damages, and if you neglect to do this, it may result in you being held responsible for the possible costs.

Immediately after moving into your new apartment, inspect the condition of the apartment, and fill in the apartment checklist. Write down any defects and faults that you notice, and return the form to the area janitor or MOAS office either personally or through our web pages. In this way you can make sure that you will not be held responsible for any possible damage caused by the previous tenant. To enjoy your residency, as well as to protect your legal rights, be thorough with the inspection.

PAYING THE RENT

Rent is due by the seventh day of each month, pay the rent using the rent bills provided by MOAS. You can pay your bills to MOAS's bank account mentioned in the rent bills (Nordea, OP or Sampo) or in the MOAS office with cash (bank or credit cards are not accepted). The bills' reference number ("viitenumero") should always be included when paying the bill through bank. If you have problems in paying your rent contact MOAS immediately to make a scheme of payment.

TERMINATING YOUR TENANCY

In a tenancy agreement that has been made until further notice, the period of notice is one calendar month.The period of notice is counted from the last day of the month when the notice was given. If you are planning to move out, for example, on 30th of April you should give the notice during March.

The tenant is responsible for terminating the tenancy agreement after finishing his or her studies, based on the regulations on the right for tenancy in a student apartment.

A tenancy agreement of definite duration expires automatically at the end of the tenancy period, and no separate termination of the agreement is needed.
